Power Washing in Bay City, MI

Bay City sits right on Saginaw Bay. That's great for summer weekends. Not great for your siding. The moisture that rolls in off the water feeds algae and mildew year-round, and it builds up faster here than anywhere else in our service area. Green streaks on the north wall. Black stains spreading across the roof. Concrete that looks ten years older than it is. That's Bay City weather doing what it does.

I'm Jamisen Latham. I run Lawndash Powerwashing out of Mt. Pleasant – about 50 minutes from Bay City. Been washing houses and flatwork across Mid-Michigan since 2021. Every quote I write, I write. Every job I run, I run. If you're in Bay City and your property needs a wash, you're dealing with me directly. Not a call center. Not a subcontractor.

01 – Why Bay City Properties Need Specific Care

Saginaw Bay changes everything.

Most of our service cities are inland. Mt. Pleasant, Alma, Clare – they get Michigan humidity, sure. But Bay City is different. You're sitting at the mouth of the Saginaw River where it empties into Saginaw Bay. That water is right there. The air coming off the bay carries moisture that doesn't let up from April through November. It settles on every surface. Siding. Roof shingles. Concrete. Deck boards. And once that moisture sits, organic growth follows.

Algae shows up green on the north and east walls first. Mildew turns gray and black in shaded areas and under eaves. Roof shingles develop dark streaks from Gloeocapsa magma – a type of blue-green algae that feeds on the limestone filler in asphalt shingles. Every home near water deals with this. Bay City homes deal with it faster than most.

Then there's the older housing stock. Bay City has neighborhoods with real architectural character. The Center Avenue Historic District. Homes near the Riverside area with original brick, wood trim, decorative corbeling. Those surfaces need careful cleaning – not a 3,000 PSI blast from someone who treats every wall the same. Soft wash at under 500 PSI handles it. The cleaning solution does the work. The pressure just delivers it.

Waterfront properties along the Saginaw River and near the bay pick up extra grime from wind-driven spray and airborne particulates. If your house faces the water, you know exactly what I'm talking about. The film that builds up on windows and siding between spring and fall. It's not just dust. It's organic material carried by lake-effect moisture, and it bonds to surfaces over time. The longer you wait, the harder it is to remove without the right method.

We recommend Bay City homeowners wash on a 12-to-18-month cycle instead of the 18-to-24-month cycle we suggest for inland properties. The bay humidity compresses that timeline. Not a sales pitch. Just what the environment does.

02 – Services in Bay City

What we wash in Bay City.

Same five services we run everywhere in our area. Same method, same standards, same walkthrough at the end. Here's what each one covers.

SVC.01

House Washing

Soft wash for vinyl, brick, stucco, Hardie board, aluminum, and painted wood. Under 500 PSI on every house wash. We pre-rinse all landscaping, apply the cleaning solution through a downstream injector, and rinse everything with fresh water. Bay City homes near the water tend to pick up algae faster on the side facing Saginaw Bay. We adjust dwell time based on how much buildup is present. Soffit, fascia, window frames, and the foundation splash zone are all included. Walkthrough before payment, every time.

SVC.02

Roof Cleaning

Soft-wash method for asphalt shingles. No high pressure, no walking on the roof, no granule loss. The dark streaks on Bay City roofs are usually Gloeocapsa magma – algae that feeds on limestone in the shingles. Humidity from the bay speeds that up. We apply a low-pressure solution from the ground or the ladder, let it dwell, and rinse. The stains break down over the next few rain cycles. We don't promise overnight results because that's not how the chemistry works. But it works.

SVC.03

Concrete + Sealing

Surface-cleaner pass for driveways, patios, sidewalks, and garage aprons. This is where we use real pressure – the surface cleaner spins two nozzles under a shroud for even, streak-free results on flatwork. Bay City concrete takes a beating from lake-effect freeze-thaw cycles, road salt, and moisture. After cleaning, we offer an optional penetrating sealer that extends the clean cycle by 3 to 5 years and helps protect against future spalling. Not required, but worth it on Bay City driveways.

SVC.04

Deck & Fence

Wood and composite deck wash. Fence cleaning and brightening. Bay City decks take extra moisture from the bay and the river, which means faster graying and mildew buildup on wood surfaces. We adjust pressure for the material – lower for cedar and pine, slightly higher for composite. Deck rails, spindles, and stairs are all included. If your deck needs a stain or sealer after washing, we can coordinate timing so the wood dries properly before application.

About 50 minutes from our Mt. Pleasant base. We drive to Bay City regularly for residential and commercial jobs. No trip charge for properties within Bay City proper. We take US-10 east to M-13 south – straightforward route and we know it well.
Yes. Bay City properties sit right on Saginaw Bay, which means more airborne moisture than inland cities like Mt. Pleasant or Alma. That extra humidity feeds algae and mildew growth on siding and roofs. Most Bay City homes benefit from a wash every 12 to 18 months instead of the 18 to 24 month cycle we recommend further inland. North-facing walls and shaded sides pick it up even faster. We can look at your property and give you an honest recommendation – no upsell pressure, just what the environment calls for.
Yes. Soft wash runs under 500 PSI – roughly garden-hose pressure with a spray nozzle. It's safe for older brick, wood trim, painted clapboard, and decorative masonry. Bay City has some beautiful older homes along Center Avenue and in the neighborhoods near the river. High-pressure washing would damage those surfaces. We test a small area first on every job. If your home has potential lead paint concerns (pre-1978 construction), we recommend getting that tested by a certified inspector before any exterior cleaning.
House washing (soft wash), roof cleaning (soft wash), concrete and driveway cleaning with optional sealer, deck and fence washing, and commercial property washing. Every service uses the same process: written estimate, scheduled date, proper method for the surface, walkthrough before payment. We bring the same rig and the same standards to Bay City that we use in Mt. Pleasant.
