Clare is where Mid-Michigan starts turning into Up North. You get more tree cover, more lakes, more seasonal properties, and more moisture in the air than the flatter farmland south of Mt. Pleasant. That combination puts serious pressure on exterior surfaces. Siding picks up green algae on the shaded side within a season or two. Decks near water go gray and slippery fast. Concrete driveways under mature hardwoods get dark enough that homeowners think the surface is permanently stained – it's not, it just hasn't been cleaned.
The housing stock in Clare proper is a mix of older bungalows and ranch homes near downtown, with newer builds and lake houses spreading out toward Shamrock Lake, Crooked Lake, and the Tobacco River corridor. Soft wash for vinyl, brick, aluminum, stucco, and Hardie board. We stay under 500 PSI on every house wash. The cleaning solution does the work – it breaks down mildew, algae, and oxidation without damaging the siding or forcing water behind panels. Plants get a pre-rinse and post-rinse every time. Most Clare homes take 1 to 2 hours. Lake houses with more square footage or heavy tree debris may take longer. We do a full walkthrough with you before you pay anything.
Soft wash for asphalt shingles. Those dark streaks running down the roof are usually Gloeocapsa magma – a type of algae that feeds on the limestone filler in shingles. It looks like dirt but it doesn't wash off with rain. We apply a low-pressure cleaning solution that loosens it, then rinse gently. No walking on the roof, no high-pressure wands, no granule loss. Clare properties with heavy tree canopy tend to develop these streaks faster than homes with open southern exposure.
Driveways, sidewalks, patios, and garage aprons. We use a surface cleaner – a round housing with spinning nozzles underneath that rides flat on the concrete. It distributes pressure evenly and avoids the zebra stripes you get from a direct wand blast. Optional sealer application after the wash protects the surface and slows down future staining. A lot of Clare driveways sit under big trees and get leaf-tannin staining every fall on top of the normal algae buildup.
Wood and composite decks. Cedar, pine, and pressure-treated fence panels. We adjust pressure for the material – lower for softwoods, slightly higher for composite. Removes the gray oxidation layer and black mold that builds up in shaded areas. Clare decks near the lakes and rivers take a beating from moisture. A seasonal wash before stain or sealer application keeps the wood in good shape and extends the life of the finish.
