Saginaw isn't Mt. Pleasant. Different housing stock, different problems, different approach needed. The city grew up around lumber mills and foundries, and that history shows up on the buildings. A lot of the housing stock on the East Side dates back to the early 1900s. Victorian-era wood, original brick, old mortar joints that a high-pressure nozzle would destroy in thirty seconds. The Saginaw River adds humidity. Properties near the river and along the flood plain hold moisture longer than higher ground. North-facing walls in these areas grow algae and mildew faster than anywhere else in our service area. Roof shingles near the river corridor tend to show black streaks earlier in their lifespan than the same shingles would in a drier location.
Older infrastructure means older plumbing and drainage. We pay attention to where water goes on Saginaw properties. Some of these lots drain toward the neighbor, some toward the street, some toward a storm drain that connects to the combined sewer system. We handle rinse water responsibly on every job, and on commercial properties we work with the site manager to confirm disposal that meets the property's requirements.

Soft-wash method for asphalt shingles. Those black streaks on your roof aren't dirt – they're Gloeocapsa magma, a type of algae that feeds on limestone filler in shingles. Saginaw's river humidity makes it worse. We apply a low-pressure cleaning solution that breaks the bond between the algae and the shingle surface, then rinse at garden-hose pressure. No walking on the roof. No turbo nozzles. No granule loss. The roof dries clean and stays clean longer than if you'd tried to scrub it by hand.
Surface-cleaner pass for driveways, sidewalks, patios, and garage pads. We use a flat surface cleaner – not a wand – so you get even coverage without tiger-stripe marks. Saginaw concrete tends to carry heavier staining than newer subdivisions, especially near the old industrial corridors. We pre-treat oil spots and high-traffic areas before the main pass. Optional sealer goes on after the concrete dries and protects against moisture, salt, and re-staining for 3 to 5 years.
Wood and composite deck wash. Fence cleaning and brightening. We adjust pressure based on the material – cedar gets treated differently than pressure-treated pine, and composite boards get a different solution than real wood. Saginaw backyards near the river corridor see faster mildew buildup on deck boards. We strip the surface growth, brighten the wood if needed, and leave it ready for stain or sealer. If your deck hasn't been cleaned in three or four years, the difference is dramatic.
Sidewalks, storefronts, drive-throughs, dumpster pads, apartment complexes, HOA common areas. We carry $1M/$2M general liability with pollution and care/custody/control endorsements.
